Preventative Maintenance

Roof Maintenance
Programs

Annual inspections and preventative care that extend your roof's life by years — and catch small problems before they become expensive ones.

The Case for Maintenance

Prevention costs
a fraction of repair.

Most roofing problems don't appear overnight. They develop slowly over multiple seasons — and they're invisible until they've already caused expensive damage. A maintenance program catches them early, every time.

Documented Annual Inspection

Written inspection report every year — not a verbal once-over. You have a record of your roof's condition and what was addressed.

Priority Emergency Response

Program members move to the front of the queue for emergency service. When a storm hits, you get seen first.

Extend Your Roof's Lifespan

Properly maintained asphalt roofs regularly outlast industry lifespan estimates by 5–10 years. The savings dwarf the annual program cost.

What Every Visit Covers

More Than a Visual
Once-Over

Every maintenance visit follows a structured checklist — not a quick walk-around. We document what we find, address minor issues on the spot, and flag anything that warrants a follow-up repair before it becomes urgent.

Full shingle inspection — checking for lifting, cracking, granule loss, and signs of age

Flashing inspection at all penetrations — chimneys, vents, skylights, and valleys

Gutter and downspout clearing — debris that traps moisture against your fascia and eaves

Attic ventilation check — poor ventilation is the #1 driver of premature shingle failure

Written condition report with photos — delivered after every visit

Maintenance FAQ

What homeowners and building managers ask before enrolling.

Talk to Us
We schedule spring visits (May–June) to assess any winter damage and clear debris, and fall visits (September–October) to prepare for winter. You can choose one or both depending on your plan. We contact you each season to book a time that works.
Minor repairs handled on the visit include resealing loose flashing, replacing up to 3 individual shingles, recaulking around penetrations, and clearing any blocked gutters or downspouts. Larger repairs are quoted separately at your discounted member rate.
No — we don't need interior access for exterior inspections. We just need to be able to access your property and have ladder access to the roof. Your inspection report with photos is emailed to you after the visit so you know exactly what we found.
A typical residential visit takes 1.5–2.5 hours depending on home size and how much minor repair work is needed. We'll give you a time window when we schedule so you know when to expect us.
Absolutely — in fact, starting a maintenance program early is the best way to maximize your roof's lifespan and keep your manufacturer warranty valid. Many warranties require documented maintenance to remain enforceable.
